What this fee covers:

• Payment of bills (utilities, security, etc. excluding mortgage, taxes & insurance)
• Manage utility usage (water leaks, high bills, etc.)
• 24 Hour maintenance emergency call handling
• Provide compliance with municipality codes, Section 8 & DHS requirements
• Maintain a positive relationship with tenants and neighbors
• Monthly owner distributions (ACH) with statements and bank reconciliation
• Security deposit collection, management and distribution

RPS will guarantee a placed resident for 12 months. If for some unforeseen circumstance, a resident leaves prior to the expiration of their lease, RPS will place another resident at no additional cost.

What this fee covers:

• Determine appropriate market rents based on condition of unit and or based on complete rehab
• Handling all prospective resident communications
• Update and maintain marketing information and pictures on vacant / upcoming units
• Attract prospects via premium rental feeds

What this fee covers:

• RPS will maintain a positive relationship with the resident to reduce turnover
• Renew resident's lease base on updated market rents to maximize returns for property owner while maintaining good relations with the resident
• Inspection of resident's unit to confirm housekeeping and maintenance prior to renewal
• Month to Month tenants that receive a rent increase, but stay MTM are subject to a renewal fee 1x/year max.

What this fee covers:

• Setup of owner portal account in AppFolio.
• Transition of housing subsidy payments to RPS accounts
• Deposit credits towards reserves once onboarding is complete
