Rental Application Requirements

Rental Application Requirements

Please be prepared to pay the application fee as outlined in the property listing. In addition to this rental application, you will also be required to provide a copy of a valid form of identification and proof of income (last 60 days).


IF YOU HAVE A RENTAL SUBSIDY: Enter the name of the subsidy in the employment section as 'additional income'  (e.g. Section 8, DSS, SSI, etc.), enter your subsidy amount in the employment salary field, and attach your award letters at the end of the application. 



REQUIREMENTS

1) 3.5x rent in take home income

2) Last 60 days of paystubs (1099/gig work 2yrs history required)

3) Proof of rental subsidy if applicable (SSI, Section 8, DHS, etc.)

4) Current and previous landlord references (previous address, phone, email, duration of stay) (minimum 3yr history required)

5) Proof of current address (utility bill preferred)

6) 2 years stable employment

7) 600+ credit score & auto/utility/phone in default

8) Incomplete applications will be grounds for denial 



Applications with missing information will be deemed incomplete which is grounds for disqualification. 



Each resident over the age of 18 must submit a separate rental application. If you have a co-signer applying with you, they must fill out a separate application.



Current residents have priority for all rental listings over new applicants, regardless of hold deposits.

A few more things to know:

  • Please allow 7-10 business days for applications to be reviewed and completed
  • Pets are not allowed at our properties (unless specified)
  • Applicants who are tentatively approved and do not show/call for a scheduled appointment will automatically be denied
  • False Information is Grounds for Denial: Your application will be denied if you misrepresent any information on the application or after a scheduled showing. If misrepresentations or omissions are found after a lease is signed, your lease shall be terminated 
  • If a security deposit received by RPS has insufficient funds and/or cannot be cashed; the applicants approval status will become void and no longer be considered for a rental with Rochester Property Solutions
  • Approved Applicants: If a security deposit is paid to hold the unit and the Resident chooses to not move forward with the scheduled move-in; that security deposit will be retained by the management company and therefore become NON-REFUNDABLE.
  • If you are approved and shown a property but do not have full security deposit in hand; your approved application will become void and no longer be considered  for a rental with RPS
